Purchases, sales, leases, and ownership structures for residential and commercial property, with trust planning to hold it and pass it on.

OVERVIEW

Ownership decisions that last beyond the closing.

A property transaction involves more than a contract and a closing date. How property is titled, financed, and held directly impacts your taxes, liability, and what happens to the asset years down the road.

We manage the transaction itself and help you structure your ownership, whether that means setting up an LLC for a rental property or establishing a revocable living trust to keep a family home out of probate.

Problems with a property often surface late. Title defects left over from an earlier owner, or an estate that was never probated, can stall a sale or refinance that is already underway. State rules add another layer, such as homestead protections that limit who may inherit a primary residence. We review these issues early, while there is still time to fix them. For owners who live out of state or abroad, we coordinate the purchase and the ownership structure from start to finish.
